1. Purpose of the Agreement
The Property Owner hereby appoints the Property Manager to manage, operate and rent the Property for short-term rentals, including through platforms such as Airbnb, Booking and an independent website, in accordance with the terms of this Agreement.

2. Term of the Agreement
2.1 The Agreement shall enter into force on ____

2.3 Either party may terminate the Agreement with 30 days’ prior written notice.

3. Property Manager Obligations
The property manager undertakes to perform, among other things, the following services:
3.1 Opening, managing and optimizing property ads on short-term rental platforms.
3.2 Setting dynamic pricing according to season, demand and occupancy.
3.3 Full management of guests – communication, check-in, check-out and service during the stay.
3.4 Managing a smart entry system and exchanging codes between guests.
3.5 Coordinating cleaning, linens and ongoing maintenance.
3.6 Handling faults and coordinating professionals as necessary.
3.7 Collecting payments from guests via the platforms.
3.8 Sending monthly reports to the property owner.

4. Obligations of the property owner
The property owner undertakes to:
4.1 Deliver a proper property, suitable for rent, and equipped in accordance with the short-term rental standard.
4.2 Allow the property manager full access to the property for the purpose of managing it.
4.3 Bear the costs of maintenance, repairs, cleaning, linens and related services.
4.4 Maintain appropriate insurance for the property.
4.5 Cooperate with the property manager in everything required for proper management.

5. Management fees and payments
5.1 The management fee will be 15%–20% of the total rental income, as agreed between the parties.
5.2 The management fee will be deducted directly from the income before transferring the balance to the property owner.
5.3 No additional fees will be charged beyond what is agreed, unless otherwise agreed in writing.

6. Transparency and Reporting
6.1 The property manager is committed to full transparency regarding income, expenses and occupancy.
6.2 The property owner will receive a neat monthly report that includes a breakdown of income and transfers.

7. Liability and Insurance
7.1 The property manager is not responsible for damages caused to the property by guests, except for proven negligence.
7.2 The property owner is responsible for insuring the property and covering unusual damages.

8. Confidentiality
All business, financial or personal information will be kept confidential and will not be transferred to a third party without written permission.

9. Termination of the Agreement
Upon termination of the Agreement:
9.1 All accesses and codes related to the property will be transferred to the property owner.
9.2 A final settlement will be made between the parties.
