1. Purpose of the Agreement
The Property Owner hereby appoints the Property Manager to manage the property listed below for long-term rental, including tenant sourcing, ongoing management, maintenance and tenant liaison, all in accordance with the terms of this agreement.

3.1 The Agreement shall enter into force on ____.

4. Obligations of the Property Manager
The Property Manager undertakes to perform the following services:
4.1 Advertising the property and locating potential tenants.
4.2 Screening candidates and selecting suitable tenants.
4.3 Coordinating the signing of a lease and the tenant’s entry into the property.
4.4 Collecting rent and monitoring payments.
4.5 Maintaining ongoing contact with the tenant and handling inquiries.
4.6 Coordinating repairs, maintenance and professionals as needed.
4.7 Performing periodic inspections of the property, at its discretion.
4.8 Handling the tenant’s eviction and re-renting the property, if necessary.
4.9 Updating the property owner with relevant information related to the property.

5. Obligations of the Property Owner
The property owner undertakes to:
5.1 Delivering a proper, habitable property in accordance with the law.
5.2 Bear the costs of maintenance, repairs, insurance and taxes applicable to the property.
5.3 Allow the property manager access to the property for the purpose of managing it.
5.4 Cooperate with the property manager in all matters required to execute the agreement.
5.5 Maintain appropriate building insurance throughout the term of the agreement.

6. Management fees and payment models
The parties agree on one of the following models (check the relevant one):
☐ Percentage model
6.1 The management fee will be 8% of the monthly rent.
6.2 The management fee will be collected once a month.
☐ Concierge model (fixed payment)
6.3 The management fee will be a fixed monthly amount in the range of 450–550 NIS, as agreed between the parties.
6.4 The payment will be made once a month, regardless of the amount of the rent.
6.5 The management fee includes ongoing management as detailed in this agreement, without hidden fees.

7. Transparency and reporting
7.1 The property manager undertakes to act with full transparency towards the property owner.
7.2 Upon request, the property owner will be provided with details of payments, collection and handling of the property.

8. Liability and insurance
8.1 The property manager is not responsible for damages caused to the property by the tenants, except in the case of proven negligence.
8.2 The property owner is responsible for any structural damage, natural wear and tear and unusual damages.

9. Confidentiality
Any personal, financial or business information of either party will be kept confidential and will not be transferred to a third party, unless required by law.

10. Termination of the agreement
10.1 Upon termination of the agreement, a final settlement will be made between the parties.
10.2 The property manager shall provide the property owner with all information and documents relevant to the management of the property.

11. Miscellaneous
11.1 This agreement constitutes the entire agreement between the parties.
11.2 Any changes to the agreement shall be made in writing only.
11.3 The exclusive jurisdiction shall be in accordance with Israeli law.
